I just want to give a quick testimonial on the custom modules...
I put in custom instructions concerning a house I'm buying.
I put in the name of the owner (bank), the selling agent and my own agent. I put in the amount I wanted to pay for the house and the time frame of everything happening that would be satisfactory to me. I also put in a bunch of other details about generally attracting my optimum house, etc...
The house is bank owned and this typically takes longer than a personally owned home. The banks supposedly aren't in the real estate business but no matter what, they take their sweet time. There were around 1000+ homes on inventory in my county a little over a year ago.
Right now, there are around 4500!! If there ever was a buyer's market now is the time...so you all should really consider moving here!!
Anyway, the bank signed my offer of what was acceptable to me... a low ball take it or leave it offer...and in less than 2 weeks from the start, I got the papers back with their acceptance of my offer and it is 15% below the value of this type of house so instant equity compared to the going rate of these homes in this neighborhood in a buyer's market...about 20-25% below average market value to seller's market. This is a very good thing!
Also, yesterday I scheduled the inspection with my friend who is a home inspector but we needed the water and electric on.
I called the water company yesterday right before the main offices were closing and they just happen to have someone in the area of the house that could be there within 30 minutes of my call. I told them I'm there so I headed out the door.
We pulled up within 5 minutes of each other...he turned on the water and took off. I was purging all the water lines to get the air out, etc... and making sure the water tank would fill and everything was good without any leaks before I left.
On my way there, I called the electric company to get the electric on. They couldn't do it until the next day and no guarantee to the time. If I wanted it done that night in time for tomorrow, it would cost me another fee. It wasn't that much but I'd rather pay nothing to wait for one more day.
I called my friend to cancel the inspection until Monday.
As I'm checking out the water system, a car pulls up and someone gets out with a flashlight and walks around the house. I shined my light on the side of the car and it had a logo from the electric company.
I walked out and met up with the guy who was doing something with the power meter. I said nobody was supposed to come out until tomorrow. He said his boss called him at the last minute because he was going somewhere else and this house was on his way so go ahead and go turn it on. He said it wouldn't cost any fees!
I turned on the breakers and tested everything out and he took off. I called my friend and resumed the inspection for the next day (today).
Inspection happened when I originally intended and would have been put off until early next week pushing us close to the closing date because of the banks slow response, but everything worked out exactly as planned right down to the desired inspection time!!!
Inspection went perfect today and there were only small things to worry about. So I'm going forward with the financing.
That is only a small description of how all kinds of things kept falling into place regarding this house!! Even my agent who is a good friend of mine is blown away. His broker never saw a banked owned repo go so smoothly and so fast with the banks response (slow to my satisfaction but very fast according to his experience) in his entire career.
Also, I have a tendency to get really specific and detailed in my research and already contacted the county's appraiser because they mis-appraised the property and so on...at least in my opinion. They said I would have to wait until I'm officially on record then to set an appt and they would come reappraise it. I checked yesterday and all my "recommendations" of what they should change in the county assessment HAS ALREADY BEEN CHANGED!!! All that without even coming out to the property and this never happens...the county won't change anything unless they go to see the property and also have the owner provide them all kinds of comps to validate the claims, etc...
If you are in the real estate business or are buying or selling a home, I highly recommend doing a platinum package and getting really specific with the instructions. I don't know if you can tell but I'm pretty excited!!!
